NOTICE OF TRUSTEE’S SALE

Pursuant to the authority vested in the Trustees, by a Deed of Trust dated the 3rd day of November, 2015, executed by Michael Simpson to James C. Gardill, Trustee, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Wirt County, West Virginia, in General Lien Book No. 1895, at Page 582.
Michael Simpson has defaulted under the terms of the Promissory Note secured by the Deed of Trust. The debt evidenced by the Promissory Note has therefore been accelerated by the lender, WesBanco Bank, Inc.
At the request of the beneficiary, holder, and owner of the Deed of Trust, the Trustee, through their agent, will sell at public auction to the highest bidder at 1:00 p.m., on the 23rd day of August, 2019 at the front door of the Wood County Courthouse in the City of Parkersburg, County of Wood, and State of West Virginia, the following described real estate, more particularly bounded and described as follows:

SECOND TRACT: BEGINNING at a point in the southerly line of Thirty-Seventh Street, which said point is the common line between Lots 39 and 40 of R. R. DeBusseyás Addition, as shown on the plat of said Addition, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat book 7, at page 24; thence with southerly line of Thirty-Seventh Street, in an easterly direction five (5) feet; thence in a southerly direction, and in line parallel with said common line between said Lots 39 and 40 of said Addition, 115.65 feet to the southerly line of said Lot 40 of said Addition; thence in a westerly direction along the southerly line of said Lot 40, 5 feet to the aforesaid common line between Lots 39 and 40 of said Addition; thence with said common line between said lots, in a northerly direction, 115.65 feet to the place of beginning.

This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.

The above-described property is reported to have a mailing address of or is commonly known as: 1704 37th Street, Parkersburg, West Virginia 26101.
The real estate will be sold subject to real estate taxes assessed against the real estate, zoning regulations, prior Deeds of Trust, judgment liens, leases, including, but not limited to, oil, gas, and mineral leases, restrictions, rights-of-way, reservations, protective covenants, delinquent fees, rates and charges of any public service district, recorded or unrecorded, public utility easements and easements of record affecting the real estate.
The property is sold subject to those facts which might be disclosed by visual examination, survey, title examination or environmental audit.
It is the intention of this notice to sell the secured property as is and by proper description as was intended to be transferred and conveyed in the aforesaid Deed of Trust.
TERMS OF SALE: Cash in hand on day of sale or 10% down on the day of sale and full payment within 14 days of the date of sale. Failure to tender the remaining balance of the purchase price to the Trustees within 14 days shall constitute a forfeiture of the buyerás bid as if it were null and void and said purchaserás down payment shall be forfeited to the Trustees for costs of sale. The Trustee does not want title to this property.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a notice of same. The Wood County Commission proposes to submit an application for Small Cities Block Grant (SCBG) funding. The expected amount of SCBG funds and the Commissionás project will be discussed at this meeting. A copy of the application will be available for review and comments.

The public meeting will be held on August 26, 2019 at 10:00 AM in the County Commission Chambers of the Wood County Courthouse, Number One Government Square, Parkersburg, WV.

Disaster Recovery National Dislocated Worker Grants,
to address the Opioid Crisis in West Virginia

WorkForce West Virginia (WorkForce), a division of the West
Virginia Department of Commerce, announces the availability of U.S. Department of Labor National Dislocated Worker Grant (NDWG) funds for the purpose of developing and delivering an initiative to provide disaster-relief jobs and employment services to eligible individuals impacted the health and economic effects of widespread opioid use, addiction and overdose.

WorkForce is seeking Project Operator(s) to oversee this initiative by providing eligible participants with, disaster-relief employment in positions aimed at alleviating employment needs created by the opioid crisis in the affected areas of Region 1 – Counties of Fayette, Greenbrier, McDowell, Mercer, Monroe, Nicholas, Pocahontas, Summers, Webster and Wyoming; Region 2 – Counties of Boone, Cabell, Lincoln, Logan, Mingo, Putnam, and Wayne; Region 5 – Counties of Brooke, Hancock, Marshall, Ohio, Tyler and Wetzel.

The Project Operator will provide eligible participants with disaster-relief employment in positions addressing the opioid crisis, such as responders to deliver humanitarian assistance to the opioid-impacted homeless population and peer recovery coaches to help affected individuals navigate the path to recovery. The Project Operator will provide eligible individuals: with training in healthcare professions related to mental health, addiction, treatment, prevention and pain management; with career counselors to match folks impacted by the opioid crisis with work-based learning opportunities, supported employment, full-time employment, supportive services, and training in demand occupations.
