REVISED

NOTICE OF TRUSTEEáS SALE

 

Pursuant to a Deed of Trust dated August 25, 2008, executed by F&B Properties, LLC, to Thomas F. Santer and Joseph T. Santer, Trustees, to secure Thomas G. Sanders in the payment of the original sum of $76,864.00, of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Lien Book 1510 at page 713, and

Pursuant to the resignation of Thomas F. Santer and Joseph T. Santer, said Resignation of Trustees dated March 27, 2017, of record in the aforesaid Clerkás Office in Deed Book 1963 at page 903; and

Pursuant to the Appointment of Substitute Trustee, appointing Robert K. Tebay, III, as Substitute Trustee, said document of record in the aforesaid Clerkás Office in Deed Book 1963 at page 905, the undersigned will sell at public auction at 10:00 oáclock, a.m., on Wednesday, the 5th day of July, 2017, at the front door of the Courthouse in Parkersburg, Wood County, West Virginia, all that certain lot, tract or parcel of land situate, lying and being in the City of Parkersburg, County of Wood and State of West Virginia, more particularly bounded and described as follows:

 

SITUATE in the City of Parkersburg, Wood County, West Virginia, more particularly bounded and described as follows: a lot on the easterly side of Murdoch Avenue, fifty (50) feet south of the southeast corner of the intersection of Murdoch Avenue and Eleventh Street at the corner of a lot formerly owned by C. M. Coffman; thence running in a southerly direction with the line of Murdoch Avenue, fifty (50) feet; thence at right angles running in an easterly direction parallel with Eleventh Street, one hundred forty-seven (147) feet, more or less, to the line of an alley; thence running in a northerly direction with the line of said alley, fifty (50) feet to the corner of said lot formerly owned by C. M. Coffman; thence running with the line of the Coffman lot in a westerly direction, one hundred forty-seven (147) feet, more or less, to Murdoch Avenue, the place of beginning.

 

BEING the same real estate conveyed to F&B Properties, LLC, by Deed of record in Deed Book 1078 and page 193; subsequently conveyed subsequent to the aforesaid Deed of Trust to Frank E. Duzick, Jr., by Deed dated April 8, 2011, of record in Deed Book 1164 at page 889.

 

TERMS OF SALE: Cash in hand on the day of sale.

 

Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for the sale.

 

The purchaser shall be responsible for any real estate taxes.
