The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 25, 2009, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Document No. 601498, in Book No. 1543, at Page 231, Shirley Sheppard and Robert K. Sheppard did convey certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Trustee by an Appointment of Trustee dated April 26, 2017, and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by Reverse Mortgage Solutions, Inc., to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse in Parkersburg, West Virginia, on

BEGINNING AT AN IRON PIPE IN THE WESTERLY LINE OF MARKET STREET, SAID IRON PIPE BEING N. 26 DEGREES E 450.50 FEET FROM THE INTERSECTION OF THE WESTERLY LINE OF MARKET STREET AND THE NORTHERLY LINE OF 13TH STREET AND ALSO BEING THE NORTHEASTERLY CORNER OF THE LOT OF AARON, INC.; THENCE N 64 DEGREES 34á W 164.32 FEET TO AN IRON PIPE IN THE EASTERLY LINE OF A 20 FOOT ALLEY; THENCE N. 25 DEGREES 34á E 129.70 FEET TO A NAIL IN A DRILL HOLE; THENCE S 64 DEGREES 40á E 165.30 FEET TO AN IRON PIPE IN THE WESTERLY LINE OF MARKET STREET; THENCE S 26 DEGREES 00á W 130 FEET TO THE PLACE OF BEGINNING, AS SHOWN ON A PLAT OF SURVEY PREPARED BY CHET WATERMAN, P.E., DATED OCTOBER 28, 1975, ENTITLED PLAT OF 1333, 1335 AND 1337 MARKET STREET, PARKERSBURG, WEST VIRGINIA, A COPY OF WHICH SAID PLAT BEING RECORDED IN SAID CLERKáS OFFICE IN DEED BOOK 662, AT PAGE 194, TO WHICH PLAT, SO OF RECORD, REFERENCE IS HERE MADE FOR A MORE PARTICULAR DESCRIPTION OF THE REAL ESTATE HEREBY CONVEYED.
Being the property conveyed from Larry L. George and Carol A. George to Robert K. Sheppard and Shirley by deed dated March 21, 2007 and recorded in Deed Book 1110, page 846 in the Office of the Clerk of the County Commission of Wood County, West Virginia.
Subject to all rights of ways, reservations, restrictions, protective covenants, utility easements, and oil and gas leases of record in the chain of title in the aforesaid Clerk’s Office.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1333 Market Street, Parkersburg, WV 26101.
The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: $9000.00 in cash and/or certified funds as deposit with the balance due and payable within 30 days of the day of sale.
FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.
Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
