NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated June 20, 2011, executed by Borrower(s), Walter Galloway, to Chicago Title Insurance Company, the Trustee of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Book 1657, at Page 629. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 612 Walker Rd, Walker, WV 26180. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated January 11, 2017, of record in the Clerk’s Office in Book 1955, Page 283. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wood County, in Parkersburg, West Virginia, on the following date:
10th day of March, 2017 at 11:30 a.m.
The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Clay District, Wood County, West Virginia, and being more particularly described as follows:
All that certain lot, tract or parcel of land situate, lying and being in the District of Clay, County of Wood and State of West Virginia, bounded and described as follows:
Beginning at a stone, corner to Bird, and running North 89 degrees West 125 poles to a stake; thence South 6 degrees West 50 Poles to a stake; thence South 74 degrees East 165 poles to a stake; thence North 10 degrees East 88 poles to a stake; thence South 66-1/2 degrees West 10 poles to a. stake; thence North 45 degrees 40 poles to the place of beginning, containing 50 acres, more or less.
Less and excepting the following described tract of land which was heretofore conveyed to Maurice F. Heck and Dolly M. Heck by Deed bearing date the 16th day of April, 1961, and now of Record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Deed Book 454, at Page 474;
Beginning at a stone, corner to Stewart Farm on the Walker Road, thence with Walker Road in a Westerly direction 36 rods to a Pine Tree Sapling; thence in a Southerly direction 64-1/2 rods to a Hickory; thence in a Southeasterly direction 64-1/2 rods to the Stewart West line; thence in a Northwesterly, direction along the Stewart West line 81 rods to the place of beginning, containing 24 acres, more or less.
Containing in all 26 acres, more or less.

Being the same property conveyed to Walter Galloway, by the Deed dated January 4, 1967 and recorded in Deed Book 525 at Page 242 in the Office of the Clerk of the County Commission of Wood County, West Virginia.
TERMS OF SALE:
1) The property will be conveyed in an âAS ISã physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights- of-ways, easements, covenants, conveyances and conditions of record in the Clerkás office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Œ 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
