The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 29, 2012, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1691, at Page 126, David A. Scadden did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
Situate in the City of Parkersburg, County of Wood, and the State of West Virginia, more particularly bounded and described as follows, to wit:
Beginning on the northerly side of 36th street (formerly Madison Avenue) 528.3 feet in a westerly direction from the northwest corner of the intersection of 36th Street and Willard Street (formerly 2nd Street) and which beginning point is a common corner of Lots Nos. 8 and 9 of the Addition hereinafter named; thence in a westerly direction along the northerly line of 36th Street, 50 feet to a point, which point is a common corner of Lots Nos. 7 and 8 of the Addition hereinafter named; thence in a northerly direction along the common line of said Lots Nos. 7 and 8,. 118.03 feet to a point and which point in the southwest corner of a lot conveyed by Jesse T. Boone and Fannie F. Boone to Ralph C. Meredith and Lelia Meredith, husband and wife, by Deed dated August 19, 1949, recorded in the aforesaid Clerk’s Office in Deed Book 325, at Page 29; thence in a westerly direction along the southerly line of said property conveyed to Ralph C. Meredith and Lelia Meredith, 50 feet to a point in the common line of Lots Nos. 8 and 9 of said Addition, which point is the southeast corner of the property conveyed to Ralph C. Meredit and Lelia Meredith; thence in a southerly direction along the common line of Lots Nos. 8 and 9 of said Addition, 117.81 feet to a point in the northerly line of 36th Street and the point of beginning, being a part of Lot No. 8 in Block 1 of Shattuck Heights Addition to the City of Parkersburg, as shown on a plat thereof, of record in said Clerk’s Office in Plat Book 3, at Page 11.
This conveyance is made subject to all easements, rights of way, restrictions, reservations and protective covenants, including but not limited to all oil, gas and mineral exceptions, reservations and leases, appearing in the chain of title.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1107 36th Street, Parkersburg, WV 26104-1636.
AND BEING the same real estate which was conveyed to David A. Scadden by Deed dated February 29, 2012, from Kenneth D. Stemple and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1178, at Page 878.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
