The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 11, 2014, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1832, at Page 153, Katlyn M. Clegg did convey unto Robert K. Tebay, III and James C. Gardill, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City of Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

All that certain parcel of real estate situate, lying and being in the City of Parkersburg, Wood County, West Virginia, more particularly bounded and described as follows:

 

BEGINNING at a point in the northerly line of Forty-first Street (formerly known as Holmes Street) said point being 102.2 feet westerly from the intersection of the Westerly line of Lincoln Street with the northerly line of said Forty-first Street, and being a corner to a lot conveyed by deed of even date herewith to Kenneth Hoover and Pearl Hoover; thence running in a northerly direction with the common line of said Hoover lot, 140 feet to a point. Thence running in a westerly direction parallel with the northerly line of Fort First Street, 50 feet to a point; thence running in a southerly direction parallel with the first line, 140 feet to a point in the northerly line of Forty-first Street; thence running in an easterly direction 50 feet to the place of beginning; and being a part of Lots Nos. 17, 18, and 19, as shown on revised plat of Holmes Park Addition No. 1, of record in the Office of the Clerk of the County Court of Wood County, West Virginia, in Plat Book No. 5, page 30.

 

This conveyance is made subject to the building restrictions and restrictive covenants contained in a certain deed made by Brookside Development Company, a corporation, to Gabriel L. Burke and Mae R. Burke, bearing date the 29th day of April, 1940, recorded in said Clerkás Office in Deed Book No. 238, page 271.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2311 42nd Street, Parkersburg, WV 26104.

 

AND BEING the same real estate which was conveyed to Katlyn M. Clegg by Deed dated August 11, 2014, from Everett C. Headley and Sharon L. Headley, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1218, at Page 334.

 

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
