The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated September 3, 2002, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1050, at Page 500 and by Loan Modification in Book 1826, at Page 396, Melissa D. Gilbert did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on
Wednesday, December 6, 2017, at 8:50 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:
BEING all of Unit or Lot No. Six Hundred Three (603) of Valley Estates as depicted on the ârevised plat of Valley Estates, Lots 401 thru 604,ã which plat is of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 19, at page 44, to which plat reference is hereby made and had for a more particular description.
This conveyance is made subject to all rights of way, reservations, utility easements, and oil, gas and mineral leases of record in the aforesaid Clerkás Office. This conveyance is made subject to all restrictive and protective covenants for Homeownerás Association, which may be found in Deed Book 773, at page 366.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 603 Palmer Drive, Parkersburg, WV 26101.
AND BEING the same real estate which was conveyed to Melissa D. Gilbert by deed dated September 3, 2002, from Bob L. Bowling, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1044, at Page 581.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
