The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 30, 2012, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1687, at Page 173, Sabrina N. Anderson did convey unto Lisa Balderson and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

 

Monday, October 30, 2017, at 4:45 PM

 

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

Situated in the State of West Virginia, County of Wood and in the City of Parkersburg.

 

Being Lot Number Two (2) of PACKARD SQUARE SUBDIVISION, a plat of which is of record in the Office of the Clerk of the County Commission of Wood, in Plat Book 22, page 19, to which plat reference is hereby made and had for a more particular description.

 

LESS AND EXCEPTING THE FOLLOWING PARCEL.

 

Beginning at the northwest corner of Lot No. 1 of Packard Square Subdivision, currently owned by John R. Bell and Lisa H. Bell, of record in Deed Book 1052, page 19; thence going 8 feet in a westerly direction along the northern boundary of Lot No. 2 of Packard Square Subdivision; thence 86 feet in a southerly direction, running parallel with the boundary line of Lot Nos. 1 and 2, thence eight feet in an easterly direction along the southern boundary of Lot No. 2; thence 86 feet in a northerly direction to the place of beginning. Being the easterly 8 feet of Lot No. 2 of Packard Subdivision.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2215 Packard Court, Parkersburg, WV 26104.

 

AND BEING the same real estate which was conveyed to Sabrina N. Anderson by Deed dated January 30, 2012, from Marcia D. Goodnight fka Marcia S. Westfall, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1178, at Page 140.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
