NOTICE OF SUBSTITUTE TRUSTEE SALE

 

WHEREAS, by virtue of a trust deed dated December 5, 2002, made by Carol J. Robinson and Richard C. Robinson to Gary B. Martin and Paul E. Knapp, Trustees, either or both of whom may act, of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Trust Deed Book 1074, page 118, said Trustees were empowered to sell the hereinafter described real estate pursuant to the terms and conditions set out in said deed of trust; and

WHEREAS, the said Trustee having been substituted by an Appointment of Substitute Trustee, dated September 1, 2017, recorded September 11, 2017, in Trust Deed Book 1987, page 343, in the aforesaid Clerkás office and executed by Patrick Fink, Senior Vice President, and the undersigned Trustee, Michael L. Allen, having been substituted therein by said Appointment of Substitute Trustee, and the grantor of the deed of trust having defaulted in the payment of a note secured thereby and the undersigned Trustee having been directed by the holder of said note to sell the real estate securing said note.

The undersigned Substitute Trustee will sell at public auction on

 

November 1, 2017,

commencing at 11:30 a.m.

 

at the front door of the Courthouse situate in the City of Parkersburg, Wood County, West Virginia, said front door facing the Judicial Annex Building, all those certain lots, tracts or parcels of real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying and being in the City of Vienna (formerly Williams District), Wood County, West Virginia, more particularly bounded and described as follows:

FIRST TRACT:

Being Lot No. 143 on Prince Avenue, as shown on a Plat of Vienna Addition to the City of Parkersburg, Wood County, West Virginia, and being known as Vienna Improvement Companyás Addition, which said Plat is recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 1, page 44.

 

SECOND TRACT:

Being all of Lot No. 144 of Vienna Improvement Companyás Addition as shown on a Plat of Vienna Addition to the City of Parkersburg, Wood County, West Virginia, and being known as Vienna Improvement Companyás Addition, which said Plat is recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 1, page 44.

 

THIRD TRACT:

Beginning at a point in the southerly line of 36th Street, common corner to Lots No. 144 and 145 of the Addition hereinafter referred to; thence in an easterly direction and with the southerly line of 36th Street, 25 feet to a point; thence in a southerly direction and parallel to the common line of Lots No. 144 and 145, 109.25 feet to a point in the southerly line of Lot No. 145; thence in a westerly direction and with the southerly line of Lot No. 145, 25 feet to a point, common corner of Lots Nos. 144 and 145; thence in a northerly direction and with the common line of Lots No. 144 and 145, 109.25 feet to the place of beginning,

and being the westerly one-half of Lot No. 145 of the Vienna Improvement Company Addition, as shown on a plat of said Addition of record in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book No. 1, page 44.

The real estate herein described is the same real estate conveyed unto Richard Craig Robinson and Carol J. Robinson, his wife, by Richard Craig Robinson and Carol J. Robinson, his wife, by deed dated June 9, 1997, said deed of record in the office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 969, page 59.

This sale is made subject to all oil, gas and other mineral reservations and sales, to all valid existing rights of way and easements and appearing of record.

This sale is made subject to all unpaid real estate taxes. The undersigned trustee reserves the right to adjourn the sale from time to time by oral proclamation or other announcement at the aforesaid place of sale.
